Home Equity Loan Basics

Have you noticed that every time you watch your favorite TV show, a home equity loan commercial seems to pop up? Or, you rush out to your mailbox and discover yet another offer wanting you to take out a home equity loan?

Without question, home equity loans have exploded in popularity over the past few years. It has become the way of getting the money you need to solve your financial needs. But, many people don't fully understand just what they are. Here are some of the basics on what these types of loans are all about.

In simple terms, a home equity loan is money that you can borrow by using your home as collateral. The amount you can borrow is based on the current value of your home, less the amount you still have due on your original mortgage.

For example, let's say you have a home that is valued at $500,000. Your current loan balance is sitting at $400,000. You could possibly obtain a loan for $100,000.

The total loan amount will be determined by variables such as your current credit history, etc. Keep in mind though, even if you currently have some credit issues you're dealing with, a bad credit home equity loan is not that difficult to get. It just takes a little more effort in finding.

You can use the funds for whatever you wish. This can be both a positive and negative though. Here's why.

Home equity loans are great for uses such as home improvement projects, college expenses, medical bills, and of course, bill consolidation. Getting out from under debt is a major reason that people get a home equity loan.

But, people will also borrow money on the equity in their homes for items like a new car, appliances, exotic vacations, or other luxury items. Well, it's your money and you can certainly use it as you see fit, but be careful.

Make sure that you can afford the monthly payment for years to come. Since a home equity loan is secured by your home, if you go into default on the loan, the lender can take possession and sell your home to satisfy the debt.

10 Ways To Save Money Every Month

1. Buy fluorescent light bulbs, especially in rooms where the lights are on most of the day. The kind I use claims to save you $38 in energy a year. I use the 13 watt which is equal in power to a 60 watt regular bulb. I've noticed a $20 a month difference in my bill. Extra benefits are that they are environmentally friendly and last 5 to 10 times longer than regular bulbs.

2. Buy meat in bulk ( if price per pound is indeed cheaper) and separate and store into freezer bags. You can typically save 25-50 cents a pound this way. Also, if you find a good meat sale, stock up, separate, and freeze. Make sure you use name brand freezer bags....you will waste a lot more than you save if your meat goes bad.

3. Buy enough bread to last a few weeks at the discount bread store. You can freeze it just the way it comes, and set it out to thaw when you need it. It won't affect the bread. Plus, you might just save money by not running to the store for a loaf of bread and being tempted to buy other things.

4. Replace worn weatherstripping to save energy heating and cooling your home. This will further reduce your energy bill.

5. Bundle up! If you have a home phone with all the options, a cell phone, internet, and satellite/cable, it is possible to bundle some if not all of these bills and save money.

6. Review your income tax exemptions. You may love getting that big check at tax time (and depending on your situation, you may need it to offset unpaid taxes), but generally, do you remember where the money all went a year after it's gone? When we have a bulk of money rather than a little at a time, we tend to waste more of it, or buy things we don't "need" rather than using it as we intend to to pay down debt. If you get a large return, reduce some of your exemptions and more money every month in your pocket to pay your bills.

7. Keep an organized bill book and use it to be aware of your bills and spending. When you think about what you spend, and it is more organized, you will tend to spend less. Even though this doesn't seem like a money saver on the surface, it has helped me so much in showing me where the money goes and giving me ideas of how to make it go farther. The kind I buy has pockets for holding the bills for each month, a clear plastic section for receipts (great for keeping business expenses that can later save you tax $), a calendar, and a section I use for online user names and passwords for paying my bills online (saving $ on stamps!).

8. Ask your utility provider for "level or averaged" billing. They look at what you spent last year on energy, and "average out" your payments each month. Of course, if your usage drops, your projected average will too. The advantages are that you know within a few dollars what your bill will be each month, and you won't have that huge bill that hits you below the belt at just the wrong time. This can also help you plan your budget with more certainty each month.

9. Grow your own! Save money by growing your own produce. If you have a small yard, you can still grow lots of things in containers. This is great for fresh herbs (which are very costly in the store) but very cheap to grow yourself. You can also grow homegrown tomatoes, bell peppers (which can be chopped and frozen for future use), and more in containers. These are typically seasonal, but will save you money for a few months.

10. Invest in a good clipper set (with ceramic blades) and save! The first set we bought came with a detailed instructional video on men's hairstyles. My husband required two haircuts a month, and desired a very short easy cut. We have saved $240 a year by me cutting his hair at home (the clipper set was about $40.00 and has lasted us 4 years so far).

Alarm Systems & VoIP (Voice over Internet Protocol) Phone Lines

An astounding and unexpected number of people are dropping their (POTS) plain old telephone system, for the latest trends in phone service, VoIP. According to Frost & Sullivan there were 100,000 VoIP users at the end of 2003. Just halfway through 2004 the number jumped to more than 500,000.

The draw to such a change is most often cost related. Traditional phone companies charge use fees and by the minute charges, coupled with long distance fees. VoIP companies are charging a flat fee somewhere between $15.00 to $30.00 US per month, for unlimited calls to anywhere in the US and Canada.

VoIP works by digitizing voice signals from your phone and sending them over the Internet via your home or business computer. While people are scrambling to make the switch and begin to count the money they are saving, they may not realize that there is a good possibility that they are cutting the link between their alarm system and the monitoring station. Another link that is lost in most cases is traditional 911 services, as VoIP does not capture data for emergency response.

When your alarm goes off due to an attempted break in, is no time to find out that the monitoring response that you have been faithfully paying for is not available for you. The Alarm Company has no way of knowing that you switched services. You should be sending a test signal monthly, to assure yourself that the system is working properly, no matter who you are connected through. Be advised that if you are using VoIP and the signal goes through, it does not mean that it will always be as clear. The volume of traffic on the Internet can and will vary the quality of the digitized signal it sends.

If you find yourself intrigued by this revolution in phone services and are dependent on alarm system dispatch as part of your security plan, you should consider the pitfalls and options.

* If power fails to the premise it is likely that your VoIP will fail also, unless your PC has a backup power source.

* You may not be able to use 911 services.

* Your signal may go through giving you a false sense of security, as it may not work next time.

* You may have already switched to VoIP and not realize that your alarm is not being monitored.

I myself have elected to utilize VoIP to save money on long distance. I also maintain a standard limited use phone line to take care of my security communications, 911 and phone backup should power fail. The (limited use) phone line, cost me less than $15.00 per month and is offset by the savings on my long distance bill.

Cellular communicators are available that will make your alarm call over any available cellular network. The device will have to be purchased for about $200.00 to $500.00, and an additional fee of approximately $10.00 per month is added to your monitoring bill.

Some alarm companies offer radio signal transmitted monitoring services, which do not depend on phone lines of any sort to transmit your alarm signal. The availability of such services is limited and depends where you live.

Alarm companies of all sizes are working with manufactures and providers of VoIP services to find ways to properly integrate Alarm Systems with these phone communications industry changes. I would expect many changes in the near future as this does not seem to be a passing fad. Be on the lookout for information on these changes, so that you can always make an informed decision.
